      <title>Deep Energy Efficiency with Jason Gregory</title>
      <description>With regards to existing buildings, it is not usually the lack of suitable equipment that holds back deep energy efficiency. The two-part question posed by owners is often, “How can we justify the additional expense to build or retrofit a building to meet our goals, and how do we do it in a way that generates returns on invested capital?”

In this episode of 3P Theory, we are joined with Jason Gregory, co-founder and CEO of EnergyRM, a software company which exists to unlock investment in deep energy efficiency at scale within a commercial built environment. EnergyRM’s software is focused on three areas: 1) delivering insights about a building’s energy performance across all its energy sources; 2) metering via the DeltaMeter, “a transactable investment-grade energy efficiency meter”; 3) settling a financial transaction.

Joanna Frank is the Founding President &amp; CEO of the Center for Active Design (CfAD), where she advances design and development practices to foster healthy and engaged communities. CfAD is the operator of Fitwel, a unique certification system originally developed by the US Center for Disease Control and Prevention. Fitwel has translated the global public health evidence base into practical design and operational strategies for buildings and communities to optimise health. Prior to launching CfAD, Ms. Frank worked for the City of New York during the Bloomberg Administration, where her positions included Director of Active Design and Director of the NYC FRESH program. Ms. Frank's career started in real estate development as a partner at Bright City Development, LLC where she was responsible for mixed-use residential projects that prioiritised sustainable design. Ms. Frank is a member of the Urban Land Institute's Affordable/Workforce Housing Council and an active partner in ULI's Building Healthy Places initiative.

      <description>As environmental policies and energy codes around the US become more stringent and push the bar on energy efficiency, design firms are faced with the challenge of addressing high performance design while balancing client expectations to deliver projects under budget and on time. In some parts of the country mandatory building benchmarking &amp; reporting laws have also created a new perspective on the importance of measuring design/operational performance. Additionally, new additions to the AIA Code of Ethics have shed some new light on the role architects have on informing clients about their buildings impact on the environment.
 
In this episode, Scott Deatherage of Deatherage Law discusses some of his most interesting cases, the obligations architects and engineers have  to deliver high performing buildings and some of the evolving market drivers that are pushing the envelope.

      <title>Revisiting the Integrative Design Process</title>
      <description>The green building movement has both benefited and been harmed by the development of green building rating systems. The benefit is that the rating systems have introduced people to the issues of ecological design in easy to grasp pieces. The harm has occurred because people think that green design is about simply adding these pieces to a project; potentially adding cost, inefficiency, and in some cases actually more harm to the environment.

Sustainable design requires a different mindset or mental model. This model enables looking at systems in a more complete way. Instead of looking at just the physical elements of the building, the invisible connections between the elements need to be understood.

In this episode, Bill Reed of Regenesis discusses how integrative thinking improves the design process to deliver high performing buildings that enrich communities and create healthy environments.

To encourage energy efficiency, governments, utilities and other organizations offer energy efficiency and other financial incentives to make energy efficiency more accessible for today’s homes and businesses. 

Often these are not capitalized and are missed opportunities; especially for those projects already designing energy efficient buildings  as a base standard; leaving tens of thousands of dollars on the table. JEC Energy Solutions help small municipalities, Independent School Districts (ISDs) and rural assets and other large commercial project owners capture these funds in markets that provide these financial incentives. In addition to energy conservation methods and systems, Carlos is helping to develop of solar lighting units for parks, pathways and street applications.

In this episode, we discuss the various opportunities and strategies design teams and owners can use to make efficiency projects work without breaking the bank.
