I go over a few examples where we have recently capitalized on a few subject to deals that have been awesome! We had a lender help with the purchase of the property and we helped the seller out of a tight situation where they were very upside-down with their mortgage. After customizing the deal to fit their needs and cut away their debt, the seller didn't have to lose everything, and we created a great deal for us and our lender(s).

In our first solo episode, Ethan talks about the importance of working with sellers and why sometimes erring on the side of being slightly too "pushy" is the best route. We know how it sounds... no one wants to be pushy or aggressive with a seller. In fact, as we have all experienced in sales, this can often lead to push back or the deal falling through completely. We believe there is a fine line that can be drawn with this to be effective. We have lost countless deals by giving the seller their requested "space", and taking their word for it when they say they will call us back. We can count on one hand the number of times a seller has followed through with this in the past almost 6 years now. It RARELY happens, especially in competitive markets. This is why you need to be reaching out more consistently, and folllowing up even faster than they say too. They say call back in a few weeks? Call back in a few days. They say they need a couple months? Give it a couple weeks. You get the picture. If you aren't doing this, trust us, someone else is and they are the ones getting the deals. Be respectfully "pushy", and do all you can do get your hard earned deals under contact before someone else does!

In this Brothers Quick Chat, Ethan and Bridger dive into a newer marketing channel that they have started to experiement with: Mailers. If you have been Wholesaling, or looking to get started, you have most likely seen somewhere that this is an effective stategy to get leads. The brothers only sent out their first mailing campaign just about a year ago, and it has proven to be one of their most effective channels. They have ben able to see returns of roughly 8-10X in that short amount of time, with limited spend. They touch on all of the points anyone would want to know if they are debating on taking on this marketing channel. They dive into one of the best deals they have done that came from a $0.65 mailer, and turned into 125K of net profit. They believe that mailers is one of the most effective marketing channels in 2024!

While doing door-to-door summer sales, Jaden was introduced to Wholesaling Real Estate. He had connected with a gentleman by the name of Jason, who currently is one of the top wholesalers in UT, and decided to work for him for free to learn the game. After officially joining the team as a lead manager, he and Jason developed the now known and integral role, Relationship Manager. Througout his 5 year endeavor with this team, he had developed the skills necessary to be a successful Real Estate investor. He accumulated a strong rental portfolio, was apart of more than 600+ Real Estate Wholesale transactions, and untimately developed the courage to take the leap and go out on his own. Jaden also raised $5,000,000 for a development deal in Driggs, ID.

Since being on his own for the past couple months, he has already been apart of 6 wholesale transactions with accumulating multiple listings. Jaden is a testament to success by way of hard work, dedication, sacrafice, and never giving up. He has plans to focus on being a residential Real estate Agent and Wholesaler.

In a VIP Buyers list, these are people who have bought from you previously, or they are known to be true and active buyers. There may be some scenarios that you come across that may not prohibit having all of your buyers go through the home, and this is where your VIP List comes into play. Having a solid buyers list is one of the most important things you could continually grow, and you progress throughout your Real Estate journey! As we always say, "You only need ONE buyer!"

Somestimes all it takes is a leap of faith, and having someone believe in you. Caleb Rigby, owner of Rigby Home Buyers, is a renound house flipper here in UT. He has flipped over 100 houses to date since he began his Real Estate journey. Funny enough, 5 years ago when we ourselves sold our first wholesale deal, we sold it to Caleb. Pretty cool to see things come full circle. When the idea and opporunity presented itself to flip a house, Caleb jumped right in. He maintained his 9-5 at the beginning, and when the revenue generated from flips started to surpass his 9-5 income, he and his wife, Becky, made the leap. They now have a thriving business, and are currently flipping 7 houses at the moment. Caleb has developed certain skills for the proper ways to work with contractors, and the do's and dont's of remodeling. Caleb's contagious sense of humor and upbeat attitude has helped him get through the hard times, and have only made the good times better. 3: Utah's Biggest Hard Money Lender | Matt Strong

If you are in Utah or surrounding areas and are in need of financing for a Real Estate project, you have probably been referred to none other than Matt Strong. Having been in the industry for over 25 years, Matt has lent over 400MM in volume to investors, bought and sold over 400+ houses, has many rentals, and is a partner of ours on a large office building we purchased in Idaho. His real estate journey begins when he bought a house from Ivory Homes, one of Utahs largest home builders. He became an agent before he bought his first house and credited his commissions towards his downpayment. He then became an agent for Ivory, and started selling houses for them. Knowing that it was a temporary position, he was on the lookout for something else he could do. An opportunity to flip a house appeared, and he was hooked. After flipping a few houses, he went out on his own.

Fast forward roughly 20+ years, and Matt has accomplished what most could only dream of. His bread and butter is short term hard money loans to house flippers. Matt began brokering these loans when others asked him how he was finding the money for his own flips. He now manages, at about any given time, roughly 50MM in current active loans.

After having many wins and many losses, Matt continues on his real estate journey. He has branched out to different companies, one being a tech company that he co-founded, called "Mysherpas", a leading lending platform for commercial borrowers, private lenders, and brokers.

2: Going all in on Wholesaling | Justin Arrington

In this episode, we interview our good friend, Justing Arrington. He is a full time real estate wholesaler based in UT. His primary markets are Utah and Idaho. 5 years ago, he took a leap of faith to begin his Entrepreneurial journey. At the time, he had a tech sales job, and remained unsatisfied with his income and day to day time freedom. He then joined another local real estate business that flipped and wholesaled houses. While there, he learned and took note of as much as he could while working for them. Once he was ready to make the move, he went out on his own and began Innovate Home Buyers. He attributes his success to being close to others who had more experience than him before he began. While learning from trial and error, he now has established systems and processes that help him do deals faster and more efficiently.

Justin's story is the epitome of going all in, and never settling while you build the life you want. He has plans to continue to expand his operation across multiple states.

We are Bridger and Ethan Christensen, two brothers who have a passion for Real Estate! We dove into the world of entrepreneurship 5 years ago by getting started in Wholesaling. We dropped everything, went in head first with no experience and virtually no money. After two months of cold calling and trying to find distressed property owners, we finally got our first deal. This not only fueled our motivation, but more importantly gave us proof of concept.

After nailing down the right systems and processes to continually find deeply discounted off market properties, we kept wholesaling properties to investors, and began flipping the best deals ourselves. We took advantage of some killer deals, and kept a handful as rentals.
